Bureau of Homeowner Protection
Registered Home Builders and the New Home Warranty Program

State law requires that new home builders in New Jersey register with the Bureau of Homeowner Protection, Division of Codes and Standards and provide a 10- year limited warranty backed by a plan of insurance to their customers. New home builders in New Jersey may participate in any of the department approved private warranty plans or in the State of New Jersey New Home Warranty Plan.

A new home builder is any individual or business entity engaged in the construction of new homes including a person who contracts with a general contractor for the construction of a new home for the purpose of sale to another.

New home builder registrations must be renewed every two years and a new home builder must maintain a valid new home builder registration during the period of time that the builder has a warranty service obligation.

The Informational Guide for Builders to the New Home Warranty and Builder's Registration Act gives an overview of the program requirements.
