The New Jersey Housing and Mortgage Finance Agency supports the implementation of supportive housing and housing first strategies that are recognized tools for communities to successfully address the needs of residents with special needs and simultaneously strengthen the diversity and health of neighborhoods. HMFA has a variety of low-interest finance programs for not-for-profit and for-profit developers and/or public entities to support the development of supportive housing and permanent housing for special needs populations. Special needs populations include individuals and families that have complex needs, including households at risk of homelessness, persons with developmental and physical disabilities, mental illness, addictions, youth at risk of homelessness, persons with HIV/AIDS, ex-offenders, victims of domestic violence, and other populations that can benefit from supportive housing.
The Supported Housing and Special Needs Unit provides policy direction to the Agency and oversight on the development of housing for people with special needs. The Unit administers a wide range of programs for people with special needs. Through these program initiatives, the creation of additional new programs and the implementation of special needs housing policies, the Unit seeks to provide the necessary housing opportunities for people with special needs in New Jersey. Organizations seeking to develop housing for special needs population are welcome to contact the Supported Housing and Special Needs Unit and staff will discuss with them Agency program options for project development.
