When I try to access the transfers and terminations online application, sometimes I am successful, but sometimes I get a screen that says I have been "Disconnected"...
Like many applications on the Internet, there are multiple working versions of our application running on different machines. This is done for two main reasons: 1) To load balance the application, so that one machine isn't overworked, and 2) To provide a alternate version of the application should something happen to one of the machines. In this case, one of the versions was missing data that told the machine who had permission to use the application. If the load balancing routine happened to send you to that machine, you would get the "Disconnected" screen. This problem now appears to be resolved.

When I try to register, I get a message that says "Licensee already registered."
Some brokers have been trying to register twice, especially if they are the broker of record for multiple companies. Each broker only needs to register once. When you access the Real Estate Transfers and Terminations application, you will be able to select the company you are representing from a list. If you haven't tried to register twice, this message is an indication that someone else has already registered using your reference number and the last four digits of your social security number.

I never received an e-mail containing my Authorization Code for the MyNJPortal...
The authorization code is sent to the e-mail address specified when you registered... make sure you are checking the correct mailbox. If you have SPAM blocking software, the e-mail may have been delivered to your SPAM folder (more likely) or caught as SPAM by your e-mail service provider (rarely).

When I try to access the Real Estate Transfers and Terminations application, I get a screen that says I have been "Disconnected", with a restart button. When I click the restart button, nothing happens...
Your browser's Pop-up Blocker must be turned off. To do this with MicroSoft Internet Explorer version 7, click "Tools", then click "Pop-up Blocker", then click "Turn Off Pop-up Blocker".

When I tried to process a transfer online, I received an error message that said "Invalid Transfer Request"...
The licensee you are trying to transfer does not hold a current New Jersey Real Estate license. Most likely, the previous employer never renewed the license and it has since expired.

After I have successfully processed a transfer or termination online, what should I do with the paper transfer application or terminated license?
All documentation should be retained by the Broker of Record (RB) or Employing Broker (EB) who processed the terminated license or transfer. It is the broker's responsibility to maintain permanent records for at least six (6) years.
