Carmen Cornielle, a licensed New Jersey real estate Salesperson, Bergen County- – By Consent Order dated December 10, 2024, Cornielle admits to a violation of N.J.S.A. 45:15-1 and N.J.A.C. 11:5-6.10(b) by exceeding the scope of her authority as a Referral Agent and engaging in real estate brokerage activities requiring a real estate broker, broker-salesperson or salesperson license by conducting showings of rental properties and providing information regarding said listings to prospective tenants outside the auspices of the referral agency with whom her license was affiliated. Cornielle is also in violation of N.J.S.A. 45:15-17(m) by accepting valuable consideration for the performance of real estate brokerage services from a person other than her contracting broker. Cornielle agrees to complete six credit hours of continuing education in the area of New Jersey real estate brokers and salesman statutes and rules, three credit hours in the area of Fair Housing and the New Jersey Law Against Discrimination, and three hours in the area of ethics- for a total of twelve credit hours, which shall not count towards the mandatory credits for license renewal. Cornielle agrees to pay a fine in the amount of $2,500. |

Anne LaBate, a licensed New Jersey real estate Broker, Mercer County – By Consent Order dated September 10, 2024, LaBate admits to a violation of N.J.S.A. 45:15-17(e) because she engaged in unlicensed real estate activity when she failed to renew the salesperson license of a salesperson in her employ, who subsequently engaged in the sale of commercial properties while unlicensed, and subsequently failing to report this incident to the Real Estate Commission, thereby demonstrating incompetency. LaBate agrees to complete three hours of continuing education in the subject area of office management which shall not count towards the required hours for license renewal and to pay a fine in the amount of $5,000.

Rex Bodden-Alvarado, a licensed New Jersey real estate Salesperson, Warren County – By Consent Order dated April 16, 2024, Bodden-Alvarado admits to violating N.J.S.A. 45:15-1 by engaging in real estate brokerage activity without being properly licensed as a broker and outside the auspices of his employing broker; and, to a violation of N.J.S.A. 45:15-17(m) by accepting compensation for real estate activity by someone other than his employing broker; and, to a violation of N.J.A.C. 11:5-6.2(g)(4) and (5) by preparing a lease agreement for a rental property that did not contain the language pertaining to attorney review as required. Bodden-Alvarado agrees to complete three hours of continuing education core topic area of ethics which shall not count towards the mandatory requirements for renewal. Bodden-Alvarado’s license shall be suspended for a period of thirty days upon issuance of the Order and upon re-issuance of any license it shall be held on probationary status for a period of one year. Bodden-Alvarado agrees to pay a fine in the amount of $1,500.
Lyonel Destin, a licensed New Jersey real estate Salesperson, Essex County – By Consent Order dated April 12, 2024, Destin admits to a violation of N.J.S.A. 45:15-17(m) for services rendered as a real estate salesperson in connection with a transaction, directly from a tenant, who is a person other than his employing broker. Destin agrees to complete nine hours of continuing education, three hours each in the core topic areas of agency, New Jersey brokers and salespersons statute and rules, and legal requirements regarding escrow monies and record keeping which shall not count towards the mandatory requirements for renewal. Destin agrees to pay a fine in the amount of $2,500.
Argentina Ramirez, a formerly licensed New Jersey real estate Salesperson, Middlesex County – By Consent Orderdated April 10, 2024, pursuant to N.J.S.A. 17:22A-40(a), Ramirez shall not apply to the Real Estate Commission to renew or reinstate her expired salesperson license. A $15,000 civil penalty was imposed. |

Catarina Ruela, a licensed New Jersey real estate Salesperson, Morris County – By Consent Order dated March 12, 2024, Ruela admits to knowingly lying to Commission staff as a means to effectuate the prompt transfer of her license, in violation of N.J.S.A. 45:15-17(e). Ruela agrees to complete six hours of continuing education, three hours in the core topic of ethics and three hours in New Jersey brokers and salespersons statute and rules which shall not count towards the mandatory requirements for renewal; and, to six months license probation from date of the order; and, Ruela agrees to pay a fine in the amount of $1,500. |

Jackie Barber, a licensed New Jersey real estate Broker, Ocean County – By Consent Order dated February 27, 2024, Barber admits to a violation of N.J.S.A. 45:15-1 because she engaged in unlicensed real estate activity when she failed to renew her broker license and executed six lease agreements. Barber agrees to pay a fine in the amount of $2,500.
Richard Leonard, a licensed New Jersey real estate Broker, Essex County – By Consent Order dated February 27, 2024, Leonard admits to a violation of N.J.S.A. 45:15-17(s) by failing to inform the real estate commission of the filing of criminal charges against him within 30 days. Leonard agrees to pay a fine in the amount of $850. |
