The NJHMFA Smart Start Program is the NJHMFA Down Payment Assistance (DPA) Program. It provides qualified buyers with up to $15,000 based upon the county of the purchase property.
Effective November 1, 2022 new loan reservations in the following counties: Bergen, Essex, Hudson, Hunterdon, Mercer, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, Union please use the Smart Start DPA documents listed below.
Effective November 1, 2022 new loan reservations in the following counties: Atlantic, Burlington, Camden, Cape May, Cumberland, Gloucester, Salem, Sussex, Warren please use the Smart Start DPA documents listed below. These documents may also be used for loans reserved prior to November 1, 2022 regardless of the county.

Approved Participating Lender's staff shall complete all required NJHMFA training, and any training required by any Agency authorized designee and/or vendor, prior to being authorized to originate loans. The Participating Lender must send an email to SFLenders@njhmfa.gov to schedule training.
