Housing Production
On September 28, 2026, NJDCA opened the FY2027 AHTF RFP. The total amount of available funding is $30,000,000 and the Department anticipates funding approximately 10-12 affordable housing projects with the allocated funds.
For all projects, the maximum amount of AHTF per project that can be applied for is $3,000,000. Applicants will have until November 19, 2026 to complete the application process. No applications will be accepted after 11:59 pm on November 19, 2026. It is anticipated that funding awards will be announced on January 5, 2027.
This application process will be a competitive process. All applications will undergo a threshold review process. The projects that satisfy the threshold review will then proceed to a scored review. A final list of projects ranked by score will be submitted to the Commissioner who will have final determination of which projects will receive AHTF funding. You will be able to access the FY27 AHTF RFP Guide in SAGE starting September 28, 2026. You can also access RFP information on the DCA’s AHTF website.
A webinar on the AHTF RFP will be held after it is posted- date to be announced. The State will be unable to answer questions while the RFP is open. Applicants can submit question via email at AHTF@dca.nj.gov and answers to questions will be posted on the DCA Affordable Housing Trust Fund website in the form of FAQs.
