Affordable New Jersey Communities for Homeowners and Renters (ANCHOR)

The ANCHOR program provides property tax relief to New Jersey residents who own or rent their principal home and meet income limits. Benefits for Tax Year 2024 are based on residency, income, and age.

For 2024, the Division filed applications on behalf of many eligible homeowners and renters under age 65 who are not receiving Social Security disability benefits. On August 13, 2025, Anchor Benefit Confirmation Letters were mailed to these applicants.

Applicants who received a letter and needed to update banking information, request a paper check, or decline the filing had to submit their own application by September 15, 2025.

Applicants who did not receive a letter may still submit an Application for Property Tax Relief by October 31, 2025.

Senior residents and residents receiving Social Security disability benefits can apply using the combined application, PAS-1.

As ANCHOR continues to expand, we encourage stakeholders to share the resources below so more New Jerseyans can access the property tax relief available through this program.
