NJ Housing Opportunities for Municipal Equity and Success (NJHOMES)
The NJHOMES program aims to assist municipalities in developing affordable housing in a variety of models that meet their individual needs and align with their community goals. NJHOMES provides training, technical assistance and financial and other resources to plan for and implement affordable housing, with an emphasis on small scale housing projects. Municipalities can develop a variety of models that will meet the needs of residents at all ages and stages in their lives from single-family homes to duplexes/triplexes to townhomes to accessory dwelling units, small apartment buildings and others. This next chapter offers an opportunity to create not only much-needed affordable housing, but walkable, dynamic communities to meet resident needs and spur sustainability and growth.
The NJHOMES Launchpad provides a competitive opportunity for municipalities that includes a learning community offering enhanced technical assistance, mentorship, and funding to support staffing capacity and pre-development to implement affordable housing planning and projects. Launchpad offers an intensive collaborative model with support from experts to accelerate a municipality’s ability to develop their much-needed affordable housing that fits into and is supported by the community.

In the fall of 2025, NJHOMES offered practical and comprehensive training to a learning community of NJHOMES Launchpad recipients. The curriculum included a variety of sessions on topics such as affordable life cycle housing, community engagement, zoning, planning, financing and more. These training videos are now offered as an opportunity for a wider audience to learn enabling all to better respond to New Jersey’s housing challenges.
