Affordable New Jersey Communities for Homeowners and Renters (ANCHOR)

This program offers property tax relief to New Jersey residents who own or rent property in New Jersey as their main home and meet certain income limits. This year's ANCHOR benefit is based on residency, income, and age from 2025.

For residents under 65 and not collecting Social Security disability or Railroad Retirement Disability benefits, the ANCHOR filing season will begin in August 2026. We will file on behalf of most eligible residents. We will begin sending those residents their ANCHOR Benefit Confirmation Letter on August 10, 2026, with details of the upcoming filing.

Senior residents or residents collecting Social Security disability or Railroad Retirement Disability benefits can apply now using the combined application, PAS-1.


We will file on behalf of most eligible New Jersey homeowners under 65 and not collecting Social Security Disability/Railroad Retirement Disability Benefits and New Jersey renters on September 15, 2026, based on information from your prior year's application. We will begin sending those taxpayers their ANCHOR Benefit Confirmation Letter on August 10, 2026.

If you received last year's ANCHOR benefit by direct deposit, the Division will use the same banking information to deposit your 2025 benefit.

If you receive a letter and need to change your banking information, prefer to request a paper check, or if you are not eligible for the property listed on your ANCHOR Benefit Confirmation Letter, you will need to follow the instructions below.


Updating Banking Information or Requesting a Paper Check

If you need to change your banking information or prefer to receive a paper check, you must file your own application by September 15, 2026.

  1. Click on "ANCHOR Eligibility and Filing Information"
  2. Select "File Property Tax Relief Application"

You will need:

  • Your Social Security number or ITIN
  • Your birth year
  • (If applicable) Your spouse's/civil union partner's Social Security number or ITIN and birth year

After submitting your application, you will receive a confirmation number for your records.


If You Are Not Eligible for the Property Listed

If you know you are not eligible for the 2025 ANCHOR benefit for the property listed, you must notify the Division.

  1. Select: "I received an ANCHOR Benefit Confirmation Letter and DO NOT want an application filed on my behalf."
    • Your Social Security number or ITIN
    • Your birth year
    • (If applicable) Your spouse's/civil union partner's Social Security number or ITIN and birth year
    • Your six-character PIN

If you qualify to file ANCHOR for a New Jersey property you did occupy on October 1, 2025, you need to file an application on your own for that property to receive your benefit.

You must complete the combined Application for Property Tax Relief, Form PAS-1, to file for your ANCHOR benefit, even if you do not qualify for all three programs. You must either file online or complete the paper application; we will not automatically file the application on your behalf.

The deadline to apply for the 2025 application is November 2, 2026.

We encourage anyone who mistakenly receives a benefit check to return the check to the New Jersey Division of Taxation, PO BOX 266, Trenton, NJ 08695-0266.
