Stay NJ – Property Tax Relief for Senior Citizens

The Stay NJ program offers property tax benefits to eligible homeowners. The Fiscal Year 2027 Appropriations Act, signed on June 30, 2026, provides for additional 2026 Stay NJ benefits relating to the 2024 Tax Year, plus benefits to be paid in Fiscal Year 2027 for the current 2025 Tax Year application.


The Fiscal Year 2027 Appropriations Act, signed on June 30, 2026, will provide two installments in the remainder of Calendar Year 2026, one paid in August and the other paid in November. Check our online inquiry system for your benefit details.

The Fiscal Year 2027 Appropriations Act, signed on June 30, 2026, provides Stay NJ payments for applicants with incomes of $200,000 or less. The maximum Stay NJ benefit is based on income:

* Maximum benefit presented on an annualized basis assuming no changes to the Stay NJ Program in the Fiscal Year 2028 budget.

Each applicant will receive a benefit statement showing their Senior Freeze, ANCHOR, and Stay NJ benefit amount(s). Check our online inquiry system for your benefit details.

Applicants file Form PAS-1 to claim benefits from Senior Freeze, ANCHOR, and the Stay NJ programs. The application is available for download or can be submitted online.

The deadline to apply for the 2025 PAS-1 is November 2, 2026.

The Stay NJ program offers property tax benefits to eligible homeowners aged 65 and older. To qualify, you (or your spouse) must have:

  • Been age 65 or older during 2025;
  • Owned and lived in a home for the full 12 months of 2025;
  • Resided in a home subject to property taxes or P.I.L.O.T. (Payments-in-Lieu-of-Tax);
  • Income that does not exceed $200,000.

Renter and mobile home owners are not eligible for Stay NJ.

  • Senior Freeze payments begin on July 15th and will continue on a payment schedule, depending on when you apply.
  • ANCHOR payments start September 15 and will continue on a rolling basis, with most applicants receiving payment within 90 days, unless additional information is required.
  • Stay NJ is paid in quarterly installments. The remaining 2024 benefit will be paid in August and November 2026. The 2025 benefit will be paid in February and May of 2027.
