Pinelands Septic Dilution Model

This model is only to be used for nonresidential development, including changes in use, served by an onsite septic system.

In the Pinelands Area, municipal land use ordinances and the Pinelands Comprehensive Management Plan (CMP) contain a groundwater quality (septic dilution) standard for development served by an onsite septic system. The standard requires that all existing and proposed development/uses be located on a parcel that is of sufficient size to ensure that the nitrogen concentration resulting from the proposed development/use will not exceed 2 ppm.

To determine consistency with this standard, the municipal land use ordinances and the CMP assign septic system wastewater flows to all existing and proposed development in accordance with the applicable New Jersey Department of Environmental Protection wastewater regulations (N.J.A.C. 7:9A). Except, the number of employees cannot be used to calculate wastewater flow for office development/uses. 

Important Notes:

  • As part of an application, the Commission staff uses the wastewater data provided by the applicant to run this model and determine whether proposed development meets the groundwater quality (septic dilution) standard.

 

  • The model can be run by an applicant prior to submission of an application to assist in determining whether existing and proposed development on a parcel will meet the groundwater quality (septic dilution) standard.

 

 

  • This model is only for nonresidential development. For residential dwellings, see the municipal land use ordinances and the CMP for minumum lot sizes for residential dwelling units served by onsite septic systems.
