Property Tax Relief Programs for Homeowners, Mobile Home Owners, & Renters

The filing window has closed for this year's property tax relief programs. The deadline was October 31, 2025.

On October 20, 2025, we began sending PAS-1 applicants a notice of property taxes, tax credits, and the benefit amount for which you qualify based on the information in your application. These mailings will continue as we process applications.

  • Senior Freeze payments are issued first, on a payment schedule, depending on when you apply. Payments started July 15, 2025, and will continue on a rolling basis.
  • ANCHOR payments started September 15, 2025, and will continue on a rolling basis, with most applicants receiving payment within 90 days, unless additional information is required.
  • Stay NJ payments will be made quarterly beginning in 2026, with payments scheduled for February, May, August, and November. February and May payments are subject to the Fiscal Year 2026 State Budget, and August and November payments are subject to the Fiscal Year 2027 State Budget.


Filing Deadline: The deadline to file was October 31, 2025.


The online application requires identity verification through ID.me.

Have one of the following ready: driver's license, state ID, passport card, or passport. Additional documentation may be required. If so, you will need either two primary documents or one primary and two secondary documents from the provided list. We recommend you prepare these in advance.

Applicants 65 and over or those collecting Social Security disability benefits may also need:

  • Property details from your Tax Collector's office or property tax bill for 2023 and 2024 (i.e. County/Municipality Code, Block/Lot/Qualifier, tax amounts);
  • Gross income reported on your 2023 and 2024 NJ-1040.

Applicants under 65 and not collecting Social Security disability benefits may also need:

  • Property details from your Tax Collector's office or property tax bill for 2024 (i.e. County/Municipality Code, Block/Lot/Qualifier, tax amounts);
  • Gross income reported on your 2024 NJ-1040.
