4:30 p.m. to 8:00 p.m.
The event will take place at the NJ Division of Taxation, 3 John Fitch Way, 1st Floor, Trenton, NJ 08611. Division representatives will be available to assist individuals with filing their Property Tax Relief Applications (PAS-1 and ANC-1).
Additionally, the Galloway, Freehold, Fair Lawn, and Cranford locations will remain open until 8:00 p.m. on Monday, November 2, 2026, to provide filing assistance.
The Fiscal Year 2027 budget provides property tax relief benefits for the Senior Freeze, ANCHOR, and Stay NJ programs. Information for each program can be found below.
Filing Deadline: The deadline to apply for the 2025 application is November 2, 2026.
Homeowners Under 65 (Not Receiving Social Security Disability or Railroad Retirement Disability Benefits) and All Renters
The Division automatically filed ANCHOR applications on behalf of most eligible New Jersey homeowners under age 65 who are not collecting Social Security Disability or Railroad Retirement Disability Benefits, as well as most eligible New Jersey renters of all ages.
On August 10, 2026, we sent qualifying taxpayers an ANCHOR Benefit Confirmation Letter with details about their filing. If you needed to make changes, you were required to complete them by September 15, 2026. If you did not submit changes by this deadline, we used the same banking information from your previous ANCHOR benefit to deposit your 2025 benefit.
If you did not receive an ANCHOR Benefit Confirmation Letter, you may file an Application for Property Tax Relief on your own no later than November 2, 2026.
Senior Homeowners and Social Security Disability/Railroad Retirement Disability Benefit Recipients
You must complete the combined Application for Property Tax Relief, Form PAS-1, to file for your ANCHOR benefit, even if you do not qualify for all three programs. You must either file online or complete the paper application; we will not automatically file the application on your behalf.
Condominiums and Co-ops
If you rent a condominium unit or a unit in a cooperative housing complex, you are considered a renter. If you are a resident shareholder of a cooperative housing complex or you own a condominium and you pay property taxes on your unit, you are considered a homeowner.
Continuing Care Communities
If you are a resident of a continuing care retirement community and your continuing care contract requires you to pay the proportionate share of property taxes attributable to your unit, you are considered a homeowner.
The online application requires identity verification through ID.me.
Have one of the following ready: driver's license, state ID, passport card, or passport. Additional documentation may be required. If so, you will need either two primary documents or one primary and two secondary documents from the provided list. We recommend you prepare these in advance.
